Once the stack is reduced to just below the lead flashing line, we tile or slate over the opening flush with the existing roof covering, reform the ridge if needed, and make good the lead work so the area is fully weathertight. Inside the property, the chimney breast can be left in place or removed separately by a builder, depending on your plans.
The main risks in this type of work are damage to the roof covering from falling material, incorrect tiling over the opening leaving a hidden void, and - on party walls - disturbing shared brickwork. We take down brick by brick using a proper work platform, and we always check the structural position of the stack before starting to confirm it's not load-bearing.
